What is Staging?

 

Staging is the creation of dreams. Almost everyone who goes in search of their dream home has a vision of it.  Maybe this vision came from magazines or perhaps from a house observed in the past but it is with this dream in mind that buyers set out in search of their next home. Many people do not have the ability to see a house's potential but most can recognize what they are looking for when they see it before them. Today’s housing market is very competitive. Take a walk through your house and ask yourself, "why would someone buy this house instead of a new one?"

Your house should be your sanctuary and that means decorating it to your taste.  You should surround yourself with the colors, textures, art, and decor that suit you.  However, when it is time to sell your house you must make it appropriate to someone else. In staging we transform your house for the next owner by combining neutral, current colors, textures and furnishings to appeal to the greatest number of potential buyers.

Staging is more than decoration.  You are competing for buyers who could choose a new house or one that we have prepared.  The transformation begins with the property evaluation which starts with our first impression as we approach the house.  During this onsite survey we evaluate your property compared to others in its' price range and provide a punch list of interior and exterior items that would enhance salability and make it more competitive.  If there are changes that we feel need to be made, we provide you with a chart of colors for walls, ceilings, and carpets.  You can work from this list to complete these changes or have us do the work for you.  Our quote for each change accompanies the punch list.  You may only want to use us for the faux painting with which we blend colors to tie together carpet, drapes, and furnishings or to have us create custom bath mirror frames.  It’s your choice. Since we specialize in details that make houses sell, our list may be more extensive than yours but not always. You may not need to replace the carpet or change the bath as you thought. We will give you suggestions that we feel will give you the maximum payback for your money. Our goal is to help you sell your house for it maximum value in the shortest possible time.

Of course you do not have to fix your house to sell it. There is someone who will buy your house at some price. But that price may be well below the value of the house if not repaired and well-presented. If your home needs work then the potential buyer will deduct the amount equal to what it would have cost you for the repairs plus an additional amount for the inconvenience of having to get the work performed.

Once the house is ready, the transformation continues as we bring in furnishings to compliment yours, to make your house look as if it is ready to be the feature house in next month’s home magazines. We will stage only houses that are properly prepared.  Staging is only part of the complete transformation.  New drapes will not overcome dirty carpets any more than plush towels will make a loose or badly tarnished towel bar acceptable.
